Royal Baths Hotel – Student Accommodation & Green Urban Living Concept

Our proposal for the Royal Baths Hotel redevelopment reimagines the historic site as a forward-looking student accommodation complex, where architectural form and green infrastructure merge to promote sustainable urban living.


The concept embraces the idea of rethinking city life — transforming dense urban blocks into spaces that breathe, regenerate, and connect. The design combines a multi-level mixed-use podium with a striking inverted glass structure and vertical green façades, symbolizing the balance between innovation and environmental responsibility.


The lower levels host vibrant community areas — including fitness and recreation spaces, open kitchens, and collaborative zones — encouraging social interaction and wellbeing. Above, modular residential units offer natural light, ventilation, and access to shared green terraces, creating a living environment that supports both sustainability and community growth.


Inspired by biophilic principles, the proposal integrates green walls, rooftop vegetation, and rainwater management systems, turning the building itself into a living ecosystem that contributes to the city’s air quality and resilience.


This project represents our vision for a new generation of student housing — one that blends design, technology, and sustainability to redefine how people live, learn, and connect within the urban fabric.
